Feed-Lot Quarter
This property offers substantial opportunity. In previous years it was utilized as pasture for a Cow-Calf operation through spring and summer months and used as a wintering/Feed-lot operation over the winter months. This property boasts a large 40'x 120' cattle shed, substantial cross-fencing, underground water systems, and electricity throughout.
The property is divided naturally by an old CPR track that is presently part of the Trans-Canada Trail, a national hiking trail that runs right across Canada. This precise location was the second-highest CPR point in Manitoba and as such, affords fantastic views and vistas in all four directions!
Both pieces of land are fenced individually and both have natural supplies of water to support livestock production. The Feedlot Quarter can be subdivided along these natural separations and developed separately or maintained as one unit in a proper grazing rotation.
This property has significant history going back to when the area was first settled over a century ago. The Lofgren family originally settled this property until selling to the Warwaruk family in the mid-1960s. Lawrence Warwaruk Sr. started his cattle operation here, steadily making major improvements culminating in 1979-80 with extensive corral systems, watering systems and the current cattle shed. The Lofgrens' original house still stands on one of the highest hills in the area. It serves as a testament to the success achieved through the hard work and will of the first wave of immigrants in the late 1800s from Scandinavia to the Erickson district.
