Home Half and West Quarter
The Parkland Region of Manitoba consists of rolling hills made from deposits of glacial till and dotted with numerous water-filled potholes. It is a very picturesque landscape! This distinctive topography makes Luxsole Farms a rare gem because of its unique feature on the "Home Half" parcel (NE 32-16-18 W & NW 32-16-18 W): a full half-section in one field that is relatively flat and free of obstacles. After driving around the Erickson district, Luxsole Farms stands out as one realizes how much work went into clearing out potholes, picking stones and roots and burying huge stone piles, making this farm very easy to farm!
The homestead located on the Home Half sits comfortably off Highway #10 at the end of a straight lane. The yard has a large front garden and large back garden complete with a natural pond. The yard also has a large shelter belt of mostly deciduous trees and developed plantation that can be easily utilized for livestock production.
The homestead has many admirable qualities! The original two-storey brick farmhouse was built in 1904 and retains most of its original features, including antique fixtures, stained-glass windows and a stone foundation with cistern. The house is surrounded by a mature lawn and many large spruce trees.
Soil type on all three quarters is of the Erickson association, a gently rolling and well-drained clay loam. All is arable and rated "C" for Manitoba Crop Insurance purposes. This is a relatively high rating and indicates very productive land.
Since the Home Half and the West Quarter was seeded down to timothy hay in 1998, they have consistently produced an average of 3,000 800 lb. medium square bales per year. Alfalfa was banded into the crop in 2005 and is expected to greatly increase yields in 2006.
A diverse range of crops have successfully been raised on the farm over the last forty years, with excellent yields, ranging from wheat, barley, flax, oats and canola to specialty crops like mustard and buckwheat.
Two different families and five generations have made Luxsole Farms home over the years. The property was originally owned and developed by the Greenlaw Family with significant history in the area for over a hundred years. It was then sold to Lawrence and Dorothy Warwaruk in 1971. Lawrence, Chris and Eugene Warwaruk currently own and operate the farm with the help of Lawrence Sr. and continue to upgrade and improve the lands.
Impressive views of the western horizon can be seen from the yard and many breathtaking photos have been taken of thunderstorms moving in from the western skies!
